MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Roy Edwards and wife, Tammy Edwards, originally in favor of CitiFinancial Corporation, LLC, on the 8th day of March, 2006, said mortgage recorded in the Office of the Judge of Probate of Cullman County, Alabama, in MTG Book 1464 Page 358; the undersigned CitiFinancial Servicing, LLC, a Delaware Limited Liability Company, successor by merger to CitiFinancial Corporation, LLC a Delaware Limited Liability Company, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Cullman, Cullman County, Alabama, on January 7, 2015, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit: A tract or parcel of land containing 0.91 acres of land, more or less, and being situated in the Northeast quarter of the Southwest Quarter of Section18, Township 10 South, Range 1 West, Cullman County, Alabama and being more particularly described as follows: Commence at a found iron marking the Northwest corner of said Northeast Quarter of the Southwest Quarter and run South 01 degrees 31 minutes 42 seconds West and run along the West line a distance of 1002.83 feet to a found rebar marking the North right of way line of Cullman County Road No. 773; thence run North 67 degrees 56 minutes 57 seconds East, and run along said right of way line a distance of 155.09 feet to a set rebar marking the point of beginning; thence run North 67 degrees 56 minutes 57 seconds East continuing along said right of way line a distance of 127.68 feet to a found rebar; thence run North 84 degrees 02 minutes 47 seconds East, and continue along said North right of way line a distance of 45.46 feet to a set rebar; thence run North 01 degrees 31 minutes 42 seconds East, a distance of 250.00 feet to a set rebar; thence run South 72 degrees 09 minutes 23 seconds West, a distance of 171.82 feet to a set rebar; thence run South 01 degrees 31 minutes 42 seconds West, a distance of 250.00 feet to the point of beginning. Being the same property described in deed recorded in Book 520, Page 99. Property street address for informational purposes: 310 County Road 773, Cullman, AL 35055 THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
