CITY OF MCLENDON-CHISHOLM, TEXAS, NOTICE OF PUBLIC HEARING to CONSIDER THE LEVY OF ASSESSMENTS AGAINST PROPERTY WITHIN SONOMA Public IMPROVEMENT DISTRICT Pursuant to Chapter 372, Texas Local Government Code (the "Act"), notice is hereby given that the City Council of the City of McLendon-Chisholm, Texas (the "City") will hold a public hearing (the "Public Hearing") to consider the levy of assessments against property (the "Property") within Sonoma Public Improvement District (the "District") to pay for public improvements. Date, Time, and Place of the Public Hearing. Public Hearing will take place beginning at or after 6:30 p.m. on Tuesday, January 13, 2015, at City Hall, 1248 S. Highway 205, McLendon-Chisholm, Texas, 75032. General Nature of the Improvements. The general nature of the proposed public improvements includes (i) the design, acquisition, construction, and installation of public improvements consisting of grading, erosion control, water facilities, sanitary sewer facilities, drainage facilities, roadway facilities (including paving), landscaping, irrigation, professional fees and a construction contingency, (ii) projects similar to those listed in subparagraph (i) above authorized by the Act; (iii) payment of costs associated with operating and maintaining the public improvements listed in subparagraph (i) above; and (v) payment of costs associated with developing and financing the public improvements listed in subparagraph (i) above, and (vi) costs of establishing and administering the District. Cost of the Improvements. The City Council has determined that the total cost of the public improvements is $12,772,607.79 as follows: $149,383.00 to establish the District; and (ii) $12,623,224.79 to design, acquire, construct, and install the public improvements; however, the City Council may levy an assessment in a lesser amount. Boundaries of the Assessment District. The boundaries of the District are the boundaries of the Property. The Property (i) contains approximately 547.89 contiguous acres currently within the corporate limits of the City, (ii) is part of the Sonoma Verde residential development generally located on the east side of State Highway 205, north of League Road, west of Edwards Road, and South of FM 550, and (iii) is described by metes and bounds on file with the City Secretary at 1248 S. Highway 205, McLendon-Chisholm, Texas, 75032. Objections Considered. Written or oral objections will be considered at the Public Hearing.
