WINDSOR, Defendants. CASE NO. CJ-2013-1302-TS NOTICE OF SHERIFF’S SALE TO: DAVID A LEACH, JENNY HERNDON a/k/a JENNY HERNDON LEACH, and GAIL E. WINDSOR NOTICE IS HEREBY GIVEN that on the 18th day of February, 2015, at 10:00 o’clock a.m., at Rm 200 of the Cleveland County Courthouse, at Norman, Oklahoma, the Sheriff of Cleveland County will offer for sale and sell at public auction for cash, to the highest and best bidder, all that certain real property located in Cleveland County, State of Oklahoma, described as follows: Lot Fourteen (14), Westminster Oaks, being a part of the SW/4 of Section Twenty (20), Township Ten (10) North, Range One (1) West of the Indian Meridian, Cleveland County, Oklahoma; more particularly described as follows; Commencing at the Southwest Corner of said SW/4; Thence N 90º00’00” East on the South line of said Section 20, a distance of 1110.33 feet; Thence N 0º14’42” East a distance of 1462.85 feet to the true point or place of beginning; Thence North 0º14’42” East a distance of 292.57 feet; Thence North 90º0’0” East a distance of 745.92 feet; Thence South 0º14’42” West a distance of 292.57 feet; Thence North 90º00’00” West a distance of 745.92 feet to the point of beginning. The sale will be made pursuant to an Alias Special Execution and Order of Sale issued on December 23, 2014, upon a judgment entered in the District Court of Cleveland County, State of Oklahoma, in Case No. CJ-2013-1302-TS, wherein FRONTIER STATE BANK, was Plaintiff, and DAVID A LEACH, JENNY HERNDON a/k/a JENNY HERNDON LEACH, and GAIL E. WINDSOR, were the Defendants, to satisfy the judgment and decree of foreclosure in favor of said Plaintiff and against said Defendants, obtained in said Court on December 31, 2013, for all amounts due and owing under the Note and Mortgage which are the principal amount of $162,846.34, together with interest accrued through August 5, 2013, in the amount of $3,670.36, together with interest accruing on said principal balance from August 5, 2013, at the rate of 5.75% per annum, until paid, late charges in the amount of $244.35, plus all accruing late charges, abstracting fees in the amount of $1,300.00, plus past due ad valorem taxes, if any, plus all penalties and interest thereon, together court costs in the amount of $388.70, plus a reasonable attorney’s fee of $1,500.00, and all costs accruing. Said sale shall be conditioned upon receipt of a minimum bid of two-thirds of the appraised value of said real property only, same having been appraised herein at $48,000.
