STATE OF MISSISSIPPI COUNTY OF LAUDERDALE SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on January 30, 2009, PAUL RICE, JR. executed a Deed of Trust to LINDA NAUSE, Trustee for H. J. NAUSE INVESTMENT CO., INC., which is recorded in Book 2349 at Page 279 among the land records in the office of the Chancery Clerk of Lauderdale County, Mississippi; and WHEREAS, on February 17, 2010, PAUL RICE, JR. executed a Special Warranty Deed to BRENT E. BECKWITH whereby the above-referenced Deed of Trust was assumed, which is recorded in Book 2411 at Page 500 among the land records in the office of the Chancery Clerk of Lauderdale County, Mississippi; and WHEREAS, on July 14, 2010, BEN E. BECKWITH executed a Special Warranty Deed to JOHNNY RAY THOMAS and RAMONA GAYLE THOMAS whereby the above-referenced Deed of Trust was assumed, which is recorded in Book 2449 at Page 141 among the land records in the office of the Chancery Clerk of Lauderdale County, Mississippi; and WHEREAS, FRED ANTHONY MONSOUR, was appointed Substitute Trustee in the place and stead of LINDA NAUSE, in said Deed of Trust by instrument dated December 22, 2014, and recorded on December 22, 2014 in Book 2731 at Page 313; and WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale. M.) at the West front entrance of the County Courthouse of the County of Lauderdale, State of Mississippi, to the highest and best bidder for cash, the following described property lying and being situated in the County of Lauderdale, State of Mississippi, to-wit: Commence at the NE corner of the NW 1/4 of the SW 1/4, Section 34, Township 6 North, Range 17 East, Lauderdale County, Mississippi, thence South 5.64 feet to a point in the South right-of-way line of Old Highway No. 19, said point being the point of beginning of the herein described land, thence South 160.25 feet, thence North 81 degrees 36 minutes 51 seconds West 160.16 feet, thence North 24 degrees 52 minutes 54 seconds West 170.12 feet, thence North 88 degrees 47 minutes 51 seconds West 110.0 feet, thence North 00 degrees 53 minutes 54 seconds West 140.46 feet to a point in the South right-of-way line of Old Highway No. 19, thence South 64 degrees 54 minutes 57 seconds East 377.85 feet along said right-of-way line to the point of beginning, being a part of the NW 1/4 of SW 1/4 and a part of the SW 1/4 of NW 1/4, Section 34, Township 6 North, Range 17 East, Lauderdale County, Mississippi, and containing 1.22 acres, more or less, together with all and singular the improvements thereon and the appurtenances thereunto belonging.
