LEGAL NOTICE FORECLOSURE NOTICE This firm is a debt collector attempting to collect a debt. Any information obtained will be used for this purpose. Pierce, A Single Woman to The United States of America acting through the Rural Housing Service or successor agency, United States Department of Agriculture, Mortgagee, dated April 8, 2011 and recorded April 15, 2011 in Instrument # 2011R-07055 Grand Traverse County Records, Michigan on which mortgage there is claimed to be due at the date hereof the sum of One Hundred Twenty-One Thousand Six Hundred Ten Dollars and Thirty-Four Cents ($121,610.34) including interest 4.5% per annum. Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue, Circuit Court of Grand Traverse County at 10:00AM on March 4, 2015 Said premises are situated in Township of Blair, Grand Traverse County, Michigan, and are described as: Unit 8, Crimson Ranch Condominium, a site condominium, according to the Master Deed recorded in Instrument No. 2005C-00081 and as amended by First Amendment recorded in Instrument No. 2005C-00085 and as amended by Second Amendment recorded in Instrument No. 2005C-00088 and as amended by Third Amendment recorded in Instrument No. 2006C-00015, Grand Traverse County Records, and designated as Grand Traverse County Condominium Subdivision Plan No. 288, together with rights in general common elements and limited common elements, as set forth in above Master Deed, and as described in Act 229 of Public Acts of 1963 and/or in Act 59 of Public Acts of 1978, as amended. Commonly known as 3065 Crimson Ranch Lane, Traverse City MI 49684 The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCL 600.3241 or MCL 600.3241a, in which case the redemption period shall be 30 days from the date of such sale, or upon the expiration of the notice required by MCL 600.3241a(c), whichever is later; or unless MCL 600.3240(17) applies. If the property is sold at foreclosure sale under Chapter 32 of the Revised Judicature Act of 1961, under MCL 600.3278, the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period.
