NOTICE OF FORECLOSURE Default having been made in the payment of the indebtedness secured by that certain mortgage dated February 25, 2005, executed by Lisa J. Sulkowski and Darrell Sulkowski, wife and husband, to Mortgage Electronic Registration Systems, Inc. solely as nominee for FirstCity Mortgage, Inc. dba FirstCity Financial, Inc. , which mortgage was recorded on April 14, 2005, in Real Property Book 2005, Page 20061, and modified by that certain Loan Modification Agreement recorded on February 5, 2013, in Real Property Book 2013, Page 7861, of the mortgage records in the Office of the Judge of Probate of Limestone County, Alabama, which mortgage was, duly transferred and assigned to CitiMortgage, Inc., notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the West Door entrance to the Limestone County Courthouse at Athens, Alabama, during the legal hours of sale on December 2, 2014, the following described real estate, situated in Limestone County, Alabama, to-wit: A tract of land lying in the Northwest Quarter of Section 22, Township 3 South, Range 6 West, Limestone County, Alabama, and being more particularly described as follows: Beginning at an existing railroad spike at the Northwest corner of said Section 22, said spike being in the center of Snake Road; thence South 88 degrees 44 minutes 20 seconds East along the North boundary of said Section 22, and along the center of said Snake Road for a distance of 820 feet to the true point of beginning of the herein described property; thence from point of true beginning continue South 88 degrees 44 minutes 20 seconds East along the North boundary of said Section 22 and along the center of said Snake Road for a distance of 90.0 feet to a point; thence South 01 degrees 15 minutes 40 seconds West for a distance of 200.00 feet to a three eighths inch iron pin with cap, passing a three eighths inch iron pin with cap on the South right-of-way margin of Snake Road at a distance of 30.0 feet; thence North 88 degrees 44 minutes 20 seconds West for a distance of 90.0 feet to a three eighths inch iron pin with cap; thence North 01 degrees 15 minutes 40 seconds East for a distance of 200.00 feet to the true point of beginning, passing a three eighths inch iron pin with cap on the South right-of-way margin of Snake Road at a distance of 170.0 feet, being subject to one half the right-of-way. This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. CitiMortgage, Inc. Transferee The sale provided for hereinabove was postponed on the 2nd day of December, 2014, by public announcement being made at the West Door entrance to the Limestone County Courthouse, Athens, Alabama, during the legal hours of sale.
