PUBLIC NOTICE The Planning and Zoning Commission for the City of Weatherford, Texas, will hold a Public Hearing on the application of, Samuel Phelps regarding a Zoning District Change Request to allow a change from AG Agricultural to RE Residential Estate for property located at the Southeast corner of North Oakridge Drive and Sonora Canyon Road, City of Weatherford, Parker County, Texas, and legally described as follows: Being a portion of Tract 9, Block 1, North Oakridge Acres, an addition to the City of Weatherford, Parker County, Texas. thereof recorded in Cabinet A, Slide 52, Deed Records, Parker County, Texas, same being that tract of land conveyed to Fred E. Kirschner, by deed recorded in Volume 321, Page 479, Deed Records, Parker County, Texas and being more particularly described by metes and bounds as follows: BEGINNING at a 5/8 inch Iron rod found for corner, said corner being along the South line of Sonora Canyon Road (60 foot right-of-way) and being the Northwest corner of that tract of land conveyed to B. Ray Armand, as his separate property, by deed recorded in Volume 1442, Page 872, Deed Records, Parker County, Texas; THENCE South, along the West line of said Armand tract, a distance of 287.69 feet to a 3/8 inch iron rod found for corner, said corner being the Southwest corner of said Armand tract and being the Northeast corner of that tract of land conveyed to John K. Karnes and wife, Cathey M. Karnes, by deed recorded in Volume 1687, Page 1089, Deed Records, Parker County, Texas; THENCE North 89 degrees 55 minutes 41 seconds West, along the North line of said Karnes tract, a distance of 705.30 feet to a 3/8 inch iron rod found for corner, said corner being the Northwest corner of said Karnes tract and being along the East line of North Oakridge Drive (8O foot right-of-way); THENCE North 19 degrees 22 minutes 00 seconds West, along the East line of said North Oakridge Drive, a distance of 304.50 feet to a point for corner, said corner being along the South line of said Sonora Canyon Road, from which a 3/8 inch iron rod bears North 21 degrees 00 minutes 17 seconds East, a distance of 1.53 feet for witness; THENCE South 89 degrees 58 minutes 00 seconds East, along the South line of said Sonora Canyon Road, a distance of 806.28 feet to the POINT OF BEGINNING and containing 217,239 square feet or 4.98 acres. DATE: Wednesday, March 11, 2015 TIME: 2:30 P.M. LOCATION: Weatherford City Hall Council Chambers, 303 Palo Pinto Street. A second public hearing on this request has been tentatively scheduled before the City Council on Tuesday, March 24, 2015, at 6:30 p.m. in Council Chambers, City Hall, 303 Palo Pinto Street. All interested persons are invited to attend and participate in the public hearing. Weatherford City Hall is wheelchair accessible and special parking is available on the south side of the building. If special accommodations are required please contact the City Secretary at 817-598- 4202 a minimum of 24 hours in advance. A copy of staff’s report is available for public inspection during normal office hours of the offices of Planning & Development, 119 Palo Pinto Street, forty- eight (48) hours prior to the regularly scheduled meeting of the Board.
