NOTICE OF MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage dated March 22, 2013, executed by Timothy Holt, a single man, to Sharon Lynn Nave, which mortgage was recorded on March 25, 2013, in RLPY 2013, Page 19760, of the mortgage records in the office of the Judge of Probate of Limestone County, Alabama, the undersigned has elected to declare the entire indebtedness secured by the mortgage to be due and payable as provided in said mortgage, and notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned, acting by and through its officer, agent, attorney and/or auctioneer, will sell at public outcry, to the highest and best bidder, for cash, in front of the main (West) entrance to the Limestone County Courthouse at Athens, Alabama, during the legal hours of sale on the 19th day of March, 2015, the following described real estate situated in Limestone County, Alabama, to-wit: Situated in the Southwest Quarter of the Southwest Quarter of Section 35, Township 4 South, Range 6 West, and in the Northeast Quarter of Section 2, Township 4 South, Range 6 West, on the Northeast shores of Wheeler Lake at the mouth of the Poplar Creek Embayment of the lake and opposite Poplar Creek Subdivision-viz: Lot No. 78 of Poplar Point development, a subdivision, according to Plat Book B, Page 54, of the records in the Office of the Judge of Probate of Limestone County, Alabama. Subject to easements, restrictions of record and current ad valorem taxes. This sale will be made for the purpose of paying the indebtedness secured by the aforesaid mortgage as well as the expenses of foreclosure and the proceeds thereof will be applied as provided by the terms of said mortgage. The Mortgagees reserve the right to bid for and purchase the real estate and to credit the purchase price against the expenses of sale and the indebtedness secured by the real estate. This sale is subject to postponement or cancellation. THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF LIMESTONE COUNTY, ALABAMA WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
