MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Karen J. Johnson to Peoples Bank of Alabama, on the 5th day of January, 2006, recorded in Book 1457 at Page 738; which said mortgage was recorded in the Office of the Judge of Probate of Cullman County, Alabama; the undersigned Peoples Bank of Alabama, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Cullman County, Alabama, on March 26, 2015, during the legal hours of sale, all of its right, title and interest in and to the following described real estate, situated in Cullman County, Alabama, to-wit: EXHIBIT “A” LEGAL DESCRIPTION A part of the West Half of the Southwest Quarter of the Southwest Quarter of Section 30, Township 9, Range 1 West, being more particularly described as follows: Beginning at the Southwest corner of said twenty acre tract; thence North a distance of 300 feet to the right of way of Chumbley Road; thence continue North a distance of 480 feet to the point of beginning of the lands herein conveyed; thence continue North a distance of 510 feet; thence East along the North line of the twenty to the East line of the twenty; thence South a distance of 350 feet, more or less, to the Northeast corner of the Carlton Jacobs property; thence West a distance of 315 feet to a point; thence South 149 feet to a point; thence West a distance of 335 feet to the point of beginning; containing 6 ½ acres, more or less. Also, an easement 20 feet wide on the West side of the twenty acre tract; leading North from the Chumbley Road to the point of beginning of the property herein conveyed. Situated, lying and being in Cullman County, State of Alabama. Property Street Address: County Road 1659, Cullman, AL 35058. THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED.
