NOTICE OF FORECLOSURE Default having been made in the payment of the indebtedness secured by that certain mortgage dated July 28, 2006, executed by Lee M. Posey and Jennifer Posey, husband and wife, to Mortgage Electronic Registration Systems, Inc. solely as nominee for Synovus Mortgage Corp., which mortgage was recorded on August 3, 2006, in Real Property Book 2006, Page 50304, of the mortgage records in the Office of the Judge of Probate of Limestone County, Alabama, which mortgage was, duly transferred and assigned to JPMorgan Chase Bank, National Association, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the West Door entrance to the Limestone County Courthouse at Athens, Alabama, during the legal hours of sale on April 14, 2015, the following described real estate, situated in Limestone County, Alabama, to-wit: A tract or parcel of land located in the Northeast Quarter of the Southeast Quarter of Section 13, Township 2 South, Range 5 West, Limestone County, Alabama, and being more particularly described as follows: Commencing at an existing railroad spike at the Northwest corner of Section 13, Township 2 South, Range 5 West, thence South 01 degrees 53 minutes 46 seconds West along the West boundary of said Section 13 a distance of 2630.76 feet to an existing railroad spike at the Southwest corner of the Northwest Quarter of said Section 13, thence leaving the West boundary of said Section 13, South 87 degrees 52 minutes 51 seconds East a distance of 4627.14 feet to an existing railroad spike in the centerline of Coffman Road (60.00 foot right-of-way), the Point of True Beginning of the herein described tract. Thence from the Point of True Beginning and along the centerline of said Coffman Road, South 87 degrees 15 minutes 12 seconds East a distance of 154.00 feet to a Mag Nail set, said Mag nail located North 87 degrees 15 minutes 12 seconds West a distance of 477.49 feet from an existing railroad spike in use as Northeast corner of the Southeast Quarter of said Section 13; thence leaving the centerline of said Coffman Road, South 02 degrees 49 minutes 58 seconds West a distance of 282.90 feet to a 5/8 inch rebar set with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, passing a 5/8 inch rebar set with the plastic cap stamped “RLS 15455 Ronnie G. Coffman”, on the South right-of-way of said Coffman Road at a distance of 30.00 feet; thence North 87 degrees 15 minutes 12 seconds West a distance of 154.00 feet to a 5/8 inch rebar set with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, said 5/8 inch rebar being located North 02 degrees 49 minutes 58 seconds East a distance of 1038.16 feet from an existing 5/8 inch rebar; thence North 02 degrees 49 minutes 58 seconds East a distance of 282.90 feet to the Point of True Beginning, passing a 5/8 inch rebar set with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, on the South right-of-way of said Coffman Road at a distance of 252.90 feet, and containing 1.000 acres, more or less, with a relative error of closure no greater than one foot in 10,000 feet. And subject to: 30.00 feet evenly off the North side of the above described property for one-half the right-of-way of Coffman Road (60.00 foot right-of-way), and containing 0.106 acres, more or less.
