Notice is hereby given on the 9 day of April, 2014, at 10 o’clock, A.M. ( location at Courthouse or Room#), Southdoor, of the Pontotoc County Courthouse in Ada, Oklahoma, the undersigned Sheriff will offer for alias sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: The East Half (E/2) of Lot Twenty-five (25) of SUNNYSIDE ACRES Subdivision of Blocks 13, 14, 15 and 16 of ARLINGTON ADDITION to the city of Ada, Pontotoc County, State of Oklahoma, according to the official plat and survey thereof, commonly known as 907 East Gardenia Street, Ada, OK 74820 (the “Property”) Alias sale will be made pursuant to a Special Execution and Order of Alias Sale issued out of the office of the Court Clerk in and for Pontotoc County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the alias sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ 2013-136, entitled JPMorgan Chase Bank, National Association, Plaintiff, Vs Kenneth J. Chapman, et al., Defendant, to satisfy: FIRST: The costs of said action accrued and accruing; Second: The judgment and first lien of the Plaintiff, JPMorgan Chase Bank, National Association, in the sum of $50,877.17 with interest thereon at rate of 7.25% per annum from February 1, 2013, as adjusted, if applicable, until paid; advances or taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney’s fee, plus costs, wit interest thereon at the same rate, until paid.
