PG-2005-3 NOTICE OF HEARING RETURN OF SALE Notice is hereby given that Connie Sue Ellis, the duly appointed and acting general Guardian of the person and property of Morgan Rachel Hayes Ellis, a minor child, has made Return to this Court of, and presented for confirmation, the sale made by her as such Guardian to Pat Engle for the sum of Sixty-two Thousand Six Hundred Twenty-five Dollars and No Cents ($62,625.00) cash, under authority of this Court’s Order Authorizing Sale of Property, the Ward’s undivided interest in the following described real property situated in Pontotoc County, State of Oklahoma, to-wit: A part of the E/2 NE/4 of Section 17, Township 4 North, Range 6 East, more particularly described as follows, to-wit: Commencing at the Northeast corner of said Section 17; thence S 00°00'00" W a distance of 834.00 feet to the point of beginning; thence S 00°00'00" W a distance of 590.00 feet to a point 1217.49 feet North of the Southeast corner of said E/2 NE/4; thence S 89°42'21" W a distance of 1183.86 feet to a point on the East right-of-way line of the abandoned Atchison, Topeka & Santa Fe railroad; thence Northwesterly along said R/W line on a curve to the left, having a radius of 2457.90 feet, a distance of 423.14 feet to a point on the West line of said E/2 NE/4; thence N 00°01'53" E along said West line a distance of 343.82 feet; thence N 89°52'06" E a distance of 190.0 feet; thence N 00°01'53" E a distance of 683.0 feet to a point on the North line of said E/2 NE/4; thence N 89°52'06" E along said North line a distance of 424.04 feet; thence S 00°00'00" W a distance of 636.0 feet; thence S 89°52'06" W a distance of 393.64 feet; thence S 33°57'34" E (deed S 33°53' E) a distance of 215.46 feet; thence S 33°53'26" E (deed S 33’ E) a distance of 41.09 feet; thence N 71°49'48" E (deed N 72" E) a distance of 263.51 feet; thence N 00°00'00" E a distance of 41.55 feet; thence S 89°52'06" E a distance of 147 feet; thence S 00°00'00" W a distance of 108 feet thence N 89°52'06" E a distance of 558 feet to the point of beginning containing 25.05 acres, more or less (reference being made to the survey attached to the Petition filed in this cause on March 20, 2014); which return is on file herein, and that the 30th day of April, 2014 at 8:45 o’clock a.m., in the district courtroom in the court house in the city of Ada, in said County of Pontotoc, State of Oklahoma, has been appointed for hearing such return, at which time any person interested in said Estate may appear and contest the same, reference is hereby made to said return for further particulars.
