Case No. CJ-2014-90 NOTICE OF SHERIFFS SALE Notice is given that in pursuance of an Execution and Order of Sale issued out of the District Court of Pontotoc County, Oklahoma on the 19th day of September, 2014, in an action wherein UNITED STATES OF AMERICA was Plaintiff, and The Unknown Heirs, Executors, Administrators, Personal Representatives, Devisees, Trustees, Successors, and Assigns, both immediate and remote of DEBORAH A. SHELTON, a/k/a DEBORAH A BULLARD, a/k/a DEBORAH ANNE BULLARD, deceased, et al., were Defendants, directed to me, the undersigned Sheriff of Pontotoc County, Oklahoma, commanding me to levy upon sell with appraisement, the following described property situated in the County of Pontotoc, State of Oklahoma, to-wit: A tract of land located in the NW 1/4 of SW 1/4 of SW 1/4 of Section 12, Township 3 North, Range 5 East, more particularly described as follows: Beginning at the Northwest Corner of the NW 1/4 of SW 1/4 of SW 1/4; Thence East along the North line of that ten acre tract a distance of 658.15 feet to the Northeast corner thereof; Thence South along the East line of that ten acre tract a distance of 82.32 feet; Thence West a distance of 658.15 feet to the West boundary of that ten acre tract; and, Thence North a distance of 81.71 feet to the place of beginning, containing 1.25 acres, more or less, as the case may be, APPRAISED VALUE: $35,000.00 to satisfy a judgment and decree of foreclosure in favor of said Plaintiff and against said Defendant, DEBORAH A. SHELTON, a/k/a DEBORAH A. BULLARD, a/k/a DEBORAH ANNE BULLARD, now deceased, obtained and made in said Court on the 19th day of September, 2014. Plaintiffs first lien judgment being in the principal sum of $18, 961.90, as of April 3, 2014, plus accrued interest in the amount of $2, 522.42, plus interest accruing thereafter at the rate of $5.07 per diem from April 3, 2014, until paid in full; Late Charges of $39.20; Fees (Receivable/Post) in the amount of $1, 873.48; and Max Subsidy Recapture in the amount of $38, 990.83, for total of $62, 387.83 as of April 3, 2014, plus interest accruing thereafter in the amount of $5.07 per diem, until paid in full; court costs; abstracting and/or title search fees; a reasonable attorneys fee of $1,100.00; and for all subsequent advances by Plaintiff, if any, for taxes, insurance premiums, or expenses necessary for the preservation of the subject property, and for further costs of this action; I will on the 3rd day of December, 2014 at 10: Oclock A.M., of said day, at the front door of the courthouse in the City of Ada, in said county and state, offer for sale and sell to the highest bidder for cash, the said property above described, or so much thereof as will satisfy said judgments, with interest, attorneys fees and costs.
