TRUSTEE¹S NOTICE OF SALE WHEREAS, on the 24th day of February, 2012, OTIS L. ARTIS AND CHRISTIE ARTIS executed a Deed of Trust to THE JOHNSON GROUP, LLC, Beneficiary, John D. Mayo, Trustee, to secure a Promissory Note in the principal amount of FIFTY FIVE THOUSAND TWO HUNDRED NINE AND 85/100 ($55,209.85) DOLLARS as set out in the Deed of Trust aforesaid, which is of record in Book 2543, at Page 575 in the Chancery Clerk¹s Office of Lauderdale County, Mississippi; and              WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust, and THE JOHNSON GROUP, LLC being the owner and holder of said Deed of Trust, having requested the undersigned so to do, I will on, February 4, 2015, offer for sale and will sell within legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the West front door of the Lauderdale County Courthouse in Meridian, Lauderdale County, Mississippi, to the highest bidder in cash, at public outcry, the following described property located and being situated in the County of Lauderdale, State of Mississippi, to-wit: A parcel of land lying and being situated in the NE 1/4 of the SW 1/4 of Section 20, Township 7 North, Range 17 East, Lauderdale County, Mississippi, being more particularly described as follows, to-wit: Commencing at the NW Corner of the NW 1/4 of the SW 1/4 of Section 20, Township 7 North, Range 17 East Lauderdale County, Mississippi; thence run East along the North line of the NW 1/4 of the SW 1/4 of said Section 20 for a distance of 192.37 feet to a 1/2" Iron pin found at the point of intersection of said North line with the Eastern right of way line of Russell Topton Road, thence run S 17°39'51" W along said right of way line for a distance of 147.10 feet to a 1/2" Iron pin found on said right of way line, thence run S 21°13¹32" W along said right of way line for a distance of 35.27 feet to a 1/2" Iron pin set on said right of way line, thence run East for a distance of 75.19 feet to a 1/2" Iron pin set being THE POINT OF BEGINNING of the herein above described parcel of land, thence run East for a distance of 23.39 feet to a 1/2" Iron pin set, thence run S 79°20'57" E for a distance of 97.31 feet to a 1/2" Iron pin set, thence run S 69°09'29" E for a distance of 46.22 feet to a 1/2" Iron pin set, thence run S 55°19'31" E for a distance of 61.03 feel to a 1/2" Iron pin set, thence run S 4°50'56" W for a distance of 195.81 feet to a 1/2" Iron pin set, thence run N 67°18'32" W for a distance of 221.24 feet to a 1/2" Iron pin set, thence run N 2°38'45" E for a distance of 179.10 feet to THE POINT OF BEGINNING. TOGETHER WITH: A 30' Access and Utility Easement being situated in the NW 1/4 of the SW 1/4 of Section 20, Township 7 North, Range 17 East, Lauderdale County, Mississippi, being more particularly described as follows, to-wit: Commencing at the NW Corner of the NW 1/4 of the SW 1/4 of Section 20, Township 7 North, Range 17 East, Lauderdale County, Mississippi; thence run East along the North line of the NW 1/4 of the SW 1/4 of said Section 20 for a distance of 192.37 feet to a 1/2" Iron pin found at the point of intersection of said North line with the Eastern right of way line of Russell Topton Road, thence run S 17°39'51" W along said right of way line for a distance of 147.10 feet to a 1/2" Iron pin found on said right of way line, thence run S 21°13'32" W along said right of way line for a distance of 20.28 feet to THE POINT OF BEGINNING of the herein described Access and Utility Easement being 15' either side of the following bearings and distances; thence run S 89°24¹42" E along the Centerline of a Gravel drive for a distance of 94.69 feet to a point, thence run S 79°55'21" E along said Centerline for a distance of 99.43 feet to a point, thence run S 69°48'20" E along said Centerline for a distance of 51.18 feet to a point, thence run S 51°22'39" E along said Centerline for a distance of 61.58 feet to THE END OF EASEMENT. The herein described parcel of land contains 1.00 acres, more or less. Including one 2012 Live Oak Manufacture House 28X74, Serial #13061AB. Title to the above-described property is believed to be good, but I will sell only such title as is vested in me as Substituted Trustee.
